Scotland’s Self-Catering Sector: Topline Data from Key Data – Updated March 2025

The ASSC is proud to partner with Key Data to bring our members the latest insights and trends in Scotland’s self-catering sector. This report provides a topline overview of year-on-year performance for four key metrics:

  1. Average Daily Rate (ADR),
  2. Occupancy,
  3. Length of Stay,
  4. Booking Window.

We’ll be updating this page regularly with fresh data and additional insights, ensuring you stay informed about the market’s latest movements.

March 2025 Update:

You will see that guest paid occupancy finished marginally up in Jan and Feb but is softer in March, pacing flat in April and pacing down for May. With Easter falling 3 weeks later in April this year, rather than March, there is an opportunity to push occupancy in April.
We’ve seen a similar pattern with rates in the first 3 months but again, opportunity in April where rates are pacing £14 per night higher than this time last year.
Bookings windows are shorter than last year and whilst the average length of stay is similar in Jan and Feb, we see the Easter effect pushing durations up in April versus 2024
