July 2025 Update:
As you’ll see, the Guest Paid occupancy is pacing down for summer arrivals in Scotland. We are seeing Guest Paid occupancy in the UK pacing pretty flat for the same period so there is definitely a slightly softer market in Scotland. The ADR in Scotland was higher in May but flat / slightly down in July. August and September are currently holding stronger rates than last year, which is a common theme across the UK in general. The Average Booking Window is definitely shorter this year so property managers need to understand that it is a later market. And length of stay continues to contract. You will see in August it’s pacing .5 days behind last year which will impact the operational side of property managers who may need to turn round more bookings to fill the same occupancy %.
