Boll Holiday Cottages, Alva, Clackmannanshire

This thriving holiday rental business and architect designed family home is in immaculate, move-in condition.

Planning permission for 6 additional holiday units within the 3.5 acre site is also included.

Situated at the southern edge of the Clackmannanshire town of Alva, THE BOLL presents a truly unique offering of stylish modern architecture and interior design, juxtaposed with a traditional farmhouse cottage and courtyard steading development.

The Boll comprises a courtyard development of three main buildings which form Boll House, the Cottage and the “L-shaped” building housing 4 holiday units all set within landscaped grounds of over 3 ½ acres.

Built in 2000 to an extremely high specification, Boll House provides generously proportioned accommodation including 5 bedrooms, a large open reception hall & sitting room, a dining kitchen, laundry, utility room, office and a large double garage.

The property has been tastefully decorated and maintained to excellent order and is available in truly “walk-in” condition. As would be expected from such a carefully designed house The Boll is double glazed and has under-floor heating throughout in addition to the solid fuel stoves which form a very attractive and welcoming focus in the reception hall.

Beyond the main reception hall, the siting room is an extremely bright and airy room with vaulted ceiling and west-facing glass wall providing exceptional levels of natural light and uninterrupted views over the garden grounds and fields beyond.

The large dining kitchen is fully fitted with bespoke units and a central island and granite worktops. This room also has a lovely outlook to the garden and beyond through the French windows which also provide easy access to the garden terrace outside.

The bright and spacious upper floor includes the family bathroom, large storage cupboards and the master bedroom with its dressing room and en-suite with jacuzzi bath.

The two other large double bedrooms on this level have en-suite shower rooms, built in wardrobes and Juliet balconies.

The Cottage

The Cottage has been converted from the original stone farmhouse and is connected to the main house by way of a single-storey link corridor.

The cottage is laid out over two floors. The ground floor accommodation includes an impressive south-facing, double-height lounge with wood-burning stove, bay window and real wood flooring. This room feels especially airy due to the high ceiling and abundance of natural light.

The dining kitchen has fitted units to both floor and wall levels with an electric hob and integral oven.

The large double bedroom at ground level has a south facing bay window, wood flooring and en-suite shower room.

Access to the upper floor is via a contemporary open-tread staircase leading to a gallery hallway that looks down into the lounge below. This in turn leads to the large twin bedroom with wood flooring and southerly aspect. This bedroom also has an en-suite bathroom with shower over.

The heating system for the Cottage is fired from the boiler contained in the main house but can be controlled independently.

A&H Developments (Killin) Ltd, Killin, Loch Lomond & The Trossachs National Park

A&H Developments (Killin) Ltd is a small, closely held company formed specifically to design, build, market & sell the Highland Park development in Killin, Scotland.

Highland Park is comprised of 14 new-build, 2-bedroom terraced houses, within the Loch Lomond & The Trossachs National Park. The houses have full, unrestricted planning permission. They have been designed specifically for holiday letting, for those seeking superior accommodation and drawn to the abundant outdoor activities and popular attractions in the area. Indeed, a number of superlative scenic walks and cycling routes commence at or are within a short distance of the development. Golf, fishing & kayaking also are immediately at hand.

The terraced layout of town houses, clustered around a central, landscaped courtyard, was deemed the best choice in terms of aesthetics, land use, low maintenance, energy efficiency and security. In addition, each house has an assigned storage locker located adjacent to the car park in which to store outsized sports equipment. For further information on the development, please visit its website www.highlandparkkillin.co.uk.

To date, seven of the houses have been sold. The seven remaining unsold houses include the show house and the developer’s residence & office, both of which are furnished and would be included ‘as is’ (less personal property) in the sale of the company. All unsold houses are complete and ready for move-in, with kitchen appliances, carpeting, Karndean floor tiles, Porcelanosa wall tiles and window treatments already fitted and plumbing installed for clothes washer/tumble dryer.

The company is now offered for sale, including the seven unsold houses, through a shares purchase.

Kinlochlaich House, Appin, Argyll

Kinlochlaich House is a B listed Georgian Gothic style house dating from about 1800, but with some parts of the house having much earlier origins. The main part of the house is over three floors in addition to a cellar. There are three individual apartments, one within the main house and two of which form part of the original tackman’s house.

The house stands on the south facing slopes of the Appin hills in just over an acre of mature gardens and there is a sweeping driveway to the front for the private house and to the rear for the apartments. There is a shared rear courtyard where there is a double garage and a machine store as well as laundry.

The apartments have been ran as self catering for over 40 years and continue to be popular with many repeat guests. The main house was used as the family home but has the potential to convert the property back to one large self catering property or country home or use the apartments as add on’s for larger parties as well as separately.

Corrie sleeps 2 people

Creran sleeps 4 people

Linnhe sleeps 4 people

Kinlochlaich is being sold as a private residence along with the three apartments by Bell Ingram Oban, but I would be happy discuss options for the business.

aerielviewofairdeny_large   Airdeny Chalets, Taynuilt, Near Oban

Airdeny Chalets occupies a magnificent location, about a mile to the south of Taynuilt. It is set in about 3.5 acres with beautiful uninterrupted open views of Ben Cruachan and Glen Etive.

There are seven timber built chalets in all, four with two bedrooms and three with three bedrooms.  Airdeny Lodge, the owner’s accommodation, is on site and has a reception area for the chalet visitors.  It was built in 2008 and has possibilities for B & B accommodation as well as excellent accommodation for the owner.

Although set amongst some of Scotland’s most dramatic scenery, Airdeny is only a short distance from the A85 and there is a railway station at Taynuilt with services into Glasgow for mainline connections to London. Taynuilt provides essential shopping requirements, a medical practice, a primary school, a golf course and a sports centre. Oban is the principal shopping centre for the area and provides excellent schooling and recreational and entertainment facilities, along with ferry services to the islands of the Inner and Outer Hebrides.

Argyll offers a full range of outdoor activities for visitors. There is spectacular hill walking, climbing and mountaineering in the area with skiing at Aonach Mor (near Fort William) and at Glen Coe. Loch Awe holds a variety of fresh water fish and is famed for its huge ferox trout. The loch also offers options for boating and water sports. The west coast is well known for its exciting sailing and varied coastline.

Having owned the chalet park for 13 years, I have decided that it is now time to retire and let someone else take over the reins. I have enjoyed building up the business, building three new chalet s and my house.  There is still room for expansion for anyone taking over the business.

Taynuilt is a great place to live. I was made welcome very quickly and  have made many friends. I wish the prospective new owners all the best and hope that their time at Airdeny will be as enjoyable as mine.

cologin 018Cologin Country Chalets & Lodges, Lerags near Oban

Award winning country pub and self-catering chalet complex just a few miles south from the bustling tourism hot spot of Oban on Scotland’s stunning west coast. Cologin has been in family ownership since it began trading in the late 80s. It has been a wonderful home and a superb business with two separate income streams which still offers plenty of growth potential for a young enthusiastic new owner.

The business currently comprises 4 one bedroom semi-detached chalets, 14 detached two bedroom lodges all with private decking (bar one which is used as staff accommodation), a laundry, drying room, stone byre, sheds, duck pond, playpark and ancillary storage and parking plus the Barn Bar – a 52 cover pub/restaurant which is the heart of the business and provides a great place for Cologin residents and locals to socialise, eat and drink in a unique converted cattle byre. Pets are welcome at Cologin (and the Barn Bar) and with 17,000 acres of hills and forests to explore and fishing rights by boat to a wild brown trout loch in the hills above the farm, Cologin attracts a mixed customer base from divers and walkers to pet lovers, families and seniors. The Barn Bar is the reception for Cologin customers and also attracts guests from other self-catering accommodation in the glen and locals/visitors from Oban and it has its own loyal local trade. The Barn Bar is seasonal with weekend opening over the winter months and daily opening from March to November.

The site has planning permission for additional self-catering units and private houses (some now lapsed) and there is plenty of space for further expansion to meet demand. In addition to the lodge park and restaurant there is a five bedroom farmhouse (currently used as a holiday rental) which would make a wonderful owners’ home plus an additional annex (also used as a holiday let) which could provide accommodation for a manager.

Oban is a key tourist hot spot in Scotland and the town (famous for its seafood, whisky and stunning scenery) has had major investment recently with the opening of new pontoons at North Pier. It has excellent connections via road, rail and ferry and there is an airport at nearby North Connel.

This superb holiday complex is on the market for sale as 2 Lots. Lot 1 consists of the chalet park and bar/restaurant, adjoining farm buildings (stores, laundry, drying room, offices) and car parks. Lot 2 comprises Cologin Farmhouse and Cruachan Cottage. Lot 2 can not be purchased separately.

Please call Linda or Jim Battison on 01631 564501 or agents Colliers to arrange a viewing.
